Property rich

land & buildings ≥£500k on the books with little or no secured debt — capital can be raised against the property (commercial mortgage, equity release, bridging)

Why it matters

Commercial property on the balance sheet with a clean (or nearly clean) charges register is unreleased capital: the owner can raise against it without selling anything. Book value understates market value for long-held property, so the real headroom is usually bigger.

The play

Commercial mortgage, equity release or bridging origination; for a buyer, the property is the financeable half of the deal.

How it's kept honest

The badge is recomputed nightly across the whole index, and re-evaluated live the moment a company files — so a match is always a statement about the current register, not a stale list. Like every signal on the radar: a prompt to look closer, never a verdict.
